Landlords

We offer two services:

 

Letting only

This is designed for local landlords who wish to manage their properties themselves. Rand Estate Agents advertise your property, arrange accompanied viewings, take up references and collect the first months rent and deposit, prepare the assured shorthold tenancy agreement and get it signed by both parties. A standing order will be set up for payment of rent from the tenant to landlord.

 

LETTING FEES

Charged at 8% of the annual rental income plus vat and will be deducted from the first months rent. A letting fee of 8% plus vat is charged in the second and any subsequent years, where the same tenant remains in occupation and deducted annually. This fee includes:

• Finding a suitable tenant and all advertising costs involved.

• Obtaining satisfactory references from a professional referencing agency.

• Placing the deposit into The Dispute Service (TDS)

 

 

Letting & Management

This is designed for landlords who do not live locally, or those not wishing to be involved with the day to day management of their property.

 

MANAGEMENT FEES

As above with the addition of:

4% of the monthly rent received plus vat. The total charge for the first years tenancy, for both letting and management is 12% plus vat. This fee includes:

• Rent collection

• Arranging for maintenance and repair works as required through our contracted tradesmen. This includes (if required) provision of estimates and supervision of works.

• Provision of monthly statements detailing receipts and outgoings.

• Arranging for the check out at the end of the term and instructing contractors regarding any resultant works.

 

Not included is:

ENERGY PERFORMANCE CERTIFICATE £75 + VAT (£90 INC.)
LANDLORDS GAS SAFETY CERTIFICATE £85 + VAT (£102 INC.)
INVENTORY Priced according to property size
CHECK IN REPORT PAID BY TENANT
CHECK OUT REPORT Priced according to property size
TDS FEE £47 + VAT (£56.40 INC.)
INSPECTIONS WITH WRITTEN REPORT £50 + VAT

 

The payment of rent is not guaranteed by Rand Lettings. If for any reason the tenant defaults with the payment of rent and the matter has to be referred to a solicitor for recovery then such costs would not be included in our fee. We will be the first point of contact for the tenant if any queries or problems arise. We will pass on all relevant information to the landlord to enable him to decide the best course of action he wishes to take.
